We are actively seeking a Director for our Maintenance Department for a full-time role. The Maintenance Director plans, organizes, develops, and directs the overall operation of the Maintenance Department in accordance with policies, guidelines, and regulations governing the facility, as well as current Federal, State, and Local regulations, and performs repairs and preventive maintenance to keep the facility infrastructure safe, operating within required parameters, and comfortable to meet the needs of the residents.

A day in the life of a Maintenance Director includes, but is not limited to, the following duties and responsibilities:
- Identifies current and projected maintenance requirements.
- Ensures maintenance and repair costs stay within budget.
- Maintains and manages the facility’s electronic work order system, and ensures end client work orders are being completed in a timely manner and within deadlines.
- Maintains and oversees the facilities electronic preventive maintenance program. Ensures preventative maintenance is performed according schedule.
- Performs departmental administrative duties to include, but not limited to, maintaining and enforcing departmental policies and procedures, scheduling maintenance personnel shifts, performing Maintenance personnel evaluations annually or as-needed, training personnel, inputting and managing personnel time punches, ensuring high job satisfaction and morale, and actively engaging team members.
- Maintains HVAC, electrical, plumbing, and other upgrades, as well as follow-up inspections and maintenance.
- Directs staff in keeping interior and exterior of the building looking clean and presentable.
- Oversees common repair tasks such as patching drywall, fixing leaks, painting, etc. and ensures such repairs are completed within deadlines.
- Ensures all contracts related to the operation of the facility are maintained and up to date.
- Manages the control of durable and non-durable equipment to meet the needs of the facility.
- Reviews job descriptions annually. Assists with job analyses and developing job descriptions when required and makes recommendations to the Administrator and Human Resources.
- Performs and documents the inspection of all maintenance systems and related apparatus.
- Serves and participates on various committees of the facility, as assigned by the Administrator, and provides oral and/or written reports of the Maintenance activities and services, as required by the committee’s guidelines or direction.
- Implements committee recommendations affecting the maintenance of the facility.
- Makes daily rounds to ensure that Maintenance personnel are performing required duties and assignments, and to ensure appropriate procedures are being used in order to meet the needs of the facility.
- Recommends equipment and supply needs of the facility to the Administrator for consideration.
- Manages the maintenance / fiscal plant budgets and related purchases. Oversees the facilities Durable medical Equipment Program, and documents all DME activities related to the purchase, use, and repair of designated equipment.
- Manages snow removal program.
- In conjunction with the Safety Coordinator, inspects life safety systems and apparatuses to ensure proper functioning at all times. This includes, but is not limited to, Fire Alarms, Smoke Detectors, Sprinklers and Gauges, Internal Tanks, Fire Pumps as required, Kitchen Suppression Systems, Kitchen Exhausts/Duct Cleaning, Generator, Fire Extinguishers on a regular basis, Exit Signs, Alarms, Smoking, Fire, and Snow Removal policies/plans, etc.
- In conjunction with the Safety Coordinator, assesses repair needs on all fire safety systems and apparatuses and secures quotes from vendors as needed.
- Takes active role in and enforces policies related to employee accident prevention programs under the direction of the Director of Human Resources and the Safety Coordinator.
- In conjunction with the Safety Coordinator, conducts fire and disaster drills as required by regulations and the facility.
- Assists with the evacuation of residents in emergency situations that warrant such action.
- Responds to calls regarding the physical plant and emergent life safety needs.
- Performs other duties as required by the Administrator or designee.
Qualifications:
- Minimum three (3) years’ building maintenance management experience in a long-term care facility or hospital or other related medical facility.
- Must possess, as a minimum, a High School diploma or equivalency,
- Job-related certifications and licenses a plus.
- Must possess leadership skills and leadership qualities that result in demonstrable success in managing teams and delegating workflow.
- Proficiency in maintaining and inspecting HVAC systems, electrical systems, and generators. Licensed repair knowledge thereof a plus. Experience diagnosing and repairing electronic and mechanical devices (such as hospital beds, motorized mobility equipment, and wheelchairs).
- Proficiency or prior experience with building automated systems (BAS).
- Proficiency with Maintenance Care electronic work order system a plus.
- Ability to read plant and equipment schematics.
- Able to read, write, speak, and understand the English language.
- Must be able to function independently, and possess the ability to make independent decisions when circumstances warrant and react to the changing dynamics of a situation.
- Must possess the ability to deal tactfully with staff, vendors, residents, family members, government agencies, and the general public when necessary.
- Must possess excellent organizational skills, inventory control, and ability to properly forecast required inventories for ongoing projects and functioning of department.
- Must possess a patient, tactful, and caring disposition and maintain a stress-free work environment.
