JOB DESCRIPTION Summary/objective A senior construction project manager's responsibilities includes permitting, programming, design, and construction itself. The senior construction project manager is responsible for the project's end product, they must have a deep understanding of each phase of the construction process, including architectural design and blueprinting. In addition, a senior construction project manager communicates a great deal with architects, clients, vendors of the products they are using, and subordinate staff; much of the time, the individual is reporting progress on a project or task or asking others for the status of certain jobs.
Essential Functions: Study, evaluate and identify all tasks and risks from bidding to project undertaking, implementation and up to the final completion of the project. Initiate site activity investigations and assessments. Prepare cost estimates, cost analysis and budgets for a project with projected forecasts. Evaluate and assess bids and project costs in the light of independent estimates and available data. Prepare vendor and subcontracting documents for multiple tasks and projects. Evaluate and assess equipment and recommend designs for the project team integrating safety measures. Analyze, evaluate and initiate potential energy conservation measures while executing a project. Design, develop and initiate site-specific safety plan including an accident-free safe work environment. Lead, direct, assist and support construction teams to ensure deliverable processes on time and within the budget. Review, analyze and approve expenditures for ongoing projects on a timely and periodic basis. Prepare detailed, accurate timely project reports including work schedules, implementations, deviations, change in subcontractors, customer issues and other related problems. Update and document all project schedules including implementation phases in a project and the management aspects. Competencies. Overall responsibility for team performance, effective oversight and management of field and administrative support to ensure compliance with construction documents and contracts and that all communications, scheduling, subcontractors, manpower, material and equipment used for contracts under your control are being effectively implemented. Perform quantitative take-offs on materials and labor and prepare documents for final sub bids. Prepare accurate, thorough subcontracts and ensure subcontractor compliance throughout project. Understand job cost/budget components and cost control, manage change orders and projected costs to maximize profit. Provide effective management of projects and consistently deliver on or ahead of schedule. Fully engage customers in the project process with the objective of developing successful, long-term relationship. Supervisory responsibilities Project Manager Level 1 Project Engineer Superintendent Subcontractors Work environment The job is performed indoors in a traditional office setting; entails sitting for extended periods while working at a computer and phone.
Physical Demands: Requires the ability to remain in a stationary (seated) position 50% of the time, occasionally move about inside the office to access files or office equipment, operate a computer and other office productivity devices (e.g., calculator, hand-held device, copy machine, printer), and operate and monitor various specialized equipment. Must be able to constantly position self to maintain equipment, including under tables and desks. No heavy lifting is expected; exertion of up to 50 lbs. of force occasionally may be required. Good manual dexterity for the use of common office equipment, such as computers, calculators, copiers/scanners, and fax machines, is needed. Travel required He or she typically completes most work on-site, but may be required to visit jobsites as needed.
Required education and experience: 5+ years of experience as a commercial construction project manager. Experience in local, state, and federal government entities, servicing. Institutional, Industrial, Educational, Aerospace, and Medical facility projects a plus. Verifiable leadership experience A degree in Construction Management or related field is preferred. Extensive knowledge of mechanical, electrical infrastructure construction used in critical telecom environments. (Cooling towers, chillers, SES, generators, UPS, CRAC and CRAH units, raised floor). Understanding of all aspects of the construction process and various delivery methods, CMAR, JOC, Design-build, Design-Bid-Build and the contracts associated with each method. Excellent written and verbal communication skills and experience and ability to be an effective spokesperson for the company at networking events and in the owner interview process. Strong problem-solving skills, foresight to anticipate issues and the ability to find effective resolutions and follow through. Thoroughly understand plans and specifications, and all associated technical details of the construction documents. Proven successful project history (Quality, Schedule, Budget and Safety)
